Baulkham Hills residents face years of repairs after developer collapse

Residents of the Modena apartment complex in Baulkham Hills, Sydney, have spent five years living in a construction zone as millions of dollars are spent rectifying serious building defects.

The four-tower project was developed by Hills Shoppingtown Pty Ltd, a subsidiary of the Dyldam Group, which collapsed with debts of approximately half a billion dollars. Following the developer's collapse, the state building regulator identified several critical issues, including non-compliant waterproofing, balconies lacking water overflows, an awning at risk of collapse, and a rusted, leaning glass elevator. One defect was specifically categorized by regulators as a ‘hazard to human life’.

While the rectification work is being funded, the scale of the repairs has forced some residents to relocate to different units within the complex for extended periods.
