ÖBB to reacquire Wien Mitte station and shopping complex

ÖBB-Infrastruktur AG has received supervisory board approval to reacquire the Wien Mitte station complex, marking what is reported as the largest real estate transaction in Vienna's history. The deal, expected to close by late December following antitrust clearance, involves the purchase of the railway facilities, the integrated shopping center known as ‘The Mall’, and all associated office spaces.

The property was originally sold by ÖBB in 2005 and has since passed through various owners, including Morgan Stanley Real Estate Investing. The acquisition price is reported to exceed 600 million euros.

By bringing the railway infrastructure and the commercial real estate back under a single owner, ÖBB aims to gain greater operational control. This integration is intended to facilitate future technical and structural adjustments, such as managing passenger flows and ventilation, which is particularly important for the expanding S-Bahn commuter rail network. The station serves approximately 75,000 people daily and acts as a major transport hub for various rail, subway, and bus lines.
