Belgian foreign second home ownership continues to grow

Belgian interest in foreign second homes is rising, with the number of Belgians owning property abroad increasing from 221,000 in 2024 to an estimated 252,083 by April 2026, according to BNP Paribas Fortis.

Despite this growth, buyers are becoming more pragmatic and financially cautious. There is a shift toward more deliberate decision-making, with buyers prioritizing accessibility, rental potential, and long-term maintenance over mere aesthetics. Data shows that average loan amounts have decreased from 191,900 euros in 2024 to 176,000 euros in 2025, and average loan terms have shortened.

This trend toward financial prudence is reflected in a 48 percent average loan-to-value ratio, indicating that many buyers are using significant personal funds. Consequently, interest is shifting away from traditional high-prestige hotspots toward more affordable locations, such as areas near Alicante or towns like Estepona and Benahavís.
