Belgrade real estate market shows growth and shift to high-end segments

In the first half of 2026, Belgrade saw the sale of 8,538 apartments, representing a 1.1 percent increase compared to the same period in the previous year. According to a report by Coreside, the average realized price was 3,219 euros per square meter, with new constructions averaging 3,247 euros and older buildings at 3,201 euros.

A significant structural shift is occurring as the market moves toward higher price segments. Conversely, the share of apartments in the 1,001 to 2,000 euro range dropped from 57 percent to 19 percent.

Credit financing is also increasing in importance, rising to 40 percent of purchases in the first half of the year, up from 23 percent in the same period of 2023. Additionally, 1,244 construction permits for residential buildings were issued, a 16 percent increase over the previous year, although the total approved residential area decreased by 19 percent, suggesting a change in project size and structure.
