Belgrade Waterfront receives first permit for Tri kule complex

The Serbian Ministry of Construction, Transport and Infrastructure has issued the first construction permit for the ‘Tri kule’ (Three Towers) residential and business complex in Block 27A, part of the Belgrade Waterfront project. Located between Gazela and the Old Railway Bridge, the development will be executed in seven planned phases.

The first phase involves securing the foundation pit excavation and pile construction, with an estimated value of 640.375 million dinars excluding VAT. Subsequent phases will include the construction of underground garages, towers A, B, and C, and various residential blocks.

The complex is designed to include 893 apartments across three towers and two residential blocks. The towers, which will reach a maximum height of 100 meters, have been adjusted in height from previous plans; Towers A and B will consist of 25 floors plus basement and ground levels, while Tower C will have 25 floors plus a basement. The total gross built area, excluding the above-ground garage, is approximately 155,711.58 square meters. The project also includes 1,246 parking spaces for passenger cars and 59 spaces for electric vehicles.
