Bendigo district sheep farm sells for nearly $3m

A large sheep farm near Bendigo has sold for $2,820,300 after being on the market for several years. The property, located in the Kimbolton/Lake Eppalock grazing area, was held by the same family for approximately 70 years.

The sale covers the remaining 544 hectares (1,343 acres) across five titles and 16 allotments on Cairn Hill. This final sale follows an initial listing in May 2025 that originally included 611 hectares. The final sale price values the land at approximately $2,106 per acre.

The undulating property features 16 paddocks, 14 dams, and has been used for grazing more than 1,100 sheep alongside some cropping. Infrastructure includes a three-stand shearing shed with a raised floor, a hay shed, and connected power. Due to its proximity to Bendigo, agents noted the land's potential for future subdivision or residential development.
