Bengaluru authorities launch automated building approvals and crack down on illegal PGs

The Greater Bengaluru Authority (GBA) has launched ‘Nambike Nakshe 2.0’, a fully automated system designed to reduce building plan approval times from months to approximately 30 minutes. Launched by Development Minister Krishna Byre Gowda, the pilot program targets eligible residential properties up to 50x80 sqft that allow for up to four units. The system utilizes a “Trust, but verify” model, where qualified architects submit plans online, and the system automatically issues approvals if they comply with town planning regulations. The digital process integrates e-Khata numbers to retrieve ownership details, aiming to minimize paperwork, human intervention, and the role of intermediaries.

Separately, the GBA informed the Karnataka High Court that nearly 50% of inspected paying guest (PG) accommodations in Bengaluru East are operating illegally. Out of approximately 5,000 inspections in areas such as Whitefield and Indiranagar, roughly 2,500 lacked proper licenses, sanctioned building plans, or fire safety clearances. The GBA is issuing notices to owners and has filed caveats to prevent ex parte stays. The High Court emphasized the necessity of strict safety guideline implementation due to the high density of residents in these accommodations.
