Berlin housing socialization plans deter construction investment
Olaf Demuth, president of the construction industry, has warned that plans by the Die Linke party to socialize housing in Berlin are already having a “devastating effect” on the market.
Demuth stated that construction companies seeking loans to create new living space in Berlin are finding it increasingly difficult to access fresh capital as lenders become more hesitant. He noted that international investors are turning away due to market irritation and a lack of understanding regarding Germany’s federal system, leading to fears that similar socialization efforts could occur in Hamburg and Munich.
The proposed socialization of 200,000 apartments is estimated to cost between 20 and 30 billion euros. Demuth argued that these funds would not cover the renovation of existing units or the construction of new ones, and warned that the private sector may withdraw from the construction business entirely if the threat of socialization persists.
