Big Tech firms lock in $1.09 trillion AI data‑centre lease commitments
Microsoft Corp, Meta Platforms Inc, Oracle Corp, Amazon.com Inc and Alphabet Inc have pledged roughly $1.09 trillion in future lease payments for data‑centre capacity needed to support the artificial‑intelligence boom. The amount is almost four times the about $285 billion of lease liabilities already recorded on their balance sheets. Under current accounting rules, signed leases are disclosed in financial‑statement notes but are not recognised as liabilities until the facilities become operational.
Oracle carries the largest uncommitted exposure, reporting $260 billion of lease commitments – nearly seven times its $37.89 billion of recognised lease liabilities. The new leases are slated to start between fiscal 2027 and fiscal 2029 and typically run for 15‑19 years. Analysts warn that if AI demand stalls, the companies could be left paying for costly, long‑term capacity that is difficult to unwind.
A separate Vietnamese report notes that the same five firms are expected to spend $700‑$725 billion on AI capital expenditures in 2026, a 77 % jump from 2025. Microsoft posted Q2 revenue of $90.01 billion, up 18%, driven by Azure’s 43 % growth and more than 30 million paid users of Microsoft 365 Copilot. Amazon’s revenue rose 19.6% to $200.61 billion, with AWS growth of 37 %. Alphabet’s revenue reached $119.79 billion, while Google Cloud grew 82 %.
