Blankenberge approves 49-year lease for Koning Boudewijnlaan domain

The Blankenberge municipal council has approved a 49-year lease for the former Sport Vlaanderen domain on Koning Boudewijnlaan to Urban Gardens. The operator, led by Parcifal Coeman with investor Marc Coucke, will take over the site following the departure of Sport Vlaanderen due to Flemish budget cuts.

Under the agreement, Urban Gardens will pay an annual fee of 105,000 euros, a figure significantly lower than the estimated market rent of 490,000 euros. This lower rate is justified by planned investments totaling approximately 8.9 million euros through 2031. The city of Blankenberge will retain ownership of the land and buildings, while also contributing 370,000 euros annually to the site.

The redevelopment will diversify the site's offerings. In addition to existing sports clubs, the plan includes 50 glamping beds or lodges, 50 camper pitches, new artificial grass, padel courts, and the conversion of the squash and fitness hall into an indoor playground.
