Rustomjee Crown: BMC begins demolition of illegal structures in Mumbai luxury complex

The Brihanmumbai Municipal Corporation (BMC) has launched a demolition drive at Rustomjee Crown, an ultra-luxury residential complex in Prabhadevi, Mumbai, targeting unauthorized constructions. The action follows complaints from RTI activist Santosh Daundkar, who alleged that residents had illegally enclosed common areas—such as spaces around elevators—to expand their private living quarters.

The crackdown involves 128 luxury flats that have been issued notices for violating building regulations and encroaching on shared utility zones. The disputed spaces, estimated to be between 450 and 800 square feet per unit, are valued at approximately Rs 2.25 crore to Rs 2.5 crore each, with the total notional value of the encroached areas estimated to exceed Rs 250 crore.

The enforcement has gained significant attention due to the high profile of the property owners, which reportedly includes politicians, senior bureaucrats, and prominent businesspeople. Among those affected are Maharashtra Cabinet Minister Sanjay Rathod, former minister Deepak Kesarkar, and the son of MLA Sada Sarvankar. The BMC has already begun demolishing structures in several units under police protection.
