Indonesia property prices rise amid varying mortgage floating rates
Residential property prices in Bali saw an increase in the second quarter of 2026, with the residential property price index growing by 1.02 percent. This rise was driven by higher production costs, including building materials and labor, alongside increased licensing fees and fuel prices. Mortgage (KPR) schemes remain a primary method for home ownership, accounting for 67.6 percent of total purchases.
In the broader banking sector, mortgage floating rates vary across major institutions amid tight liquidity and rising benchmark rates. Bank Central Asia (BCA) maintained its floating rate at 11 percent, while CIMB Niaga reported a floating rate of 13.50 percent and Danamon set its rate at 12.5 percent. Bank Tabungan Negara (BTN) recorded a base interest rate of 7.95 percent for its KPR/KPA segment in August 2026.
As a precursor to the Danantara Housing Expo, Bank Negara Indonesia (BNI) hosted a property area at the BNI wondrX 2026 event. The initiative aimed to provide potential buyers with housing options and financing information, offering KPR BNI Griya rates starting from 1 percent with waived provision and administration fees.
