Bon Eden agricultural aggregation sold in Queensland

The 855-hectare (2,111-acre) Bon Eden agricultural aggregation has been sold following a six-month expressions of interest campaign. Located on Queensland’s inner Darling Downs, the property comprises several sections: Bon Eden (259ha), Westmeadows (238ha), The Bills (233ha), and Keeleys Block (124ha).

The land features premium black to dark brown ‘Anchorfield-style’ self-mulching soils. Of the 729 hectares of cultivation, 537 hectares are irrigated fields and 192 hectares are dryland country. Water resources include a 395 megalitre Condamine Alluvium Groundwater licence, 2,240ML of on-farm storage, and two high-capacity irrigation bores.

While the official sale price was not disclosed, estimates suggest the transaction is valued at approximately $20 million, based on a range of $9,000 to $11,000 per acre. On-site improvements include 736 tonnes of silo storage, various sheds, a workshop, and a three-bedroom manager’s residence.
