Swedish student housing price gap reaches 2.5 million kronor

A new Bjurfors mapping shows the price of a 30‑square‑metre student apartment can differ by up to 2.5 million kronor across Swedish university towns. The cheapest market is Sundsvall, where a one‑room unit averages 454 230 kr, while Stockholm tops the list at 3 048 150 kr. Other low‑cost cities include Borås, Eskilstuna and Kalmar; the most expensive besides Stockholm are Gothenburg, Lund and Uppsala.

Prices have largely fallen since the 2022 peak, with Borås down 34 % and several midsize towns still below their former highs. Stockholm is the only major city where prices have risen, up 8 % since 2022, and Luleå also posted a 4 % increase. New mortgage rules effective 1 April 2026 raise the loan‑to‑value ceiling to 90 % and remove the tightened amortisation requirement, cutting the required down‑payment for a Stockholm student flat from roughly 460 000 kr to about 300 000 kr. The changes aim to ease entry for young buyers and could improve affordability for many students.
