Bosnia sees soaring housing prices and renovation costs

A renovated 39‑square‑metre apartment in the Dobrinja neighbourhood of Sarajevo was listed for 213,000 KM, prompting heated discussion on social media about record real‑estate prices in the capital. Commentators compared the situation to Istanbul and noted that even German housing can be cheaper, while others warned that rising prices are pushing home ownership out of reach for many young Bosnians.

At the same time, contractors and interior‑design firms report that a full renovation of an average two‑ or three‑room flat now costs between 20,000 and 40,000 KM. The most expensive items are bathroom and kitchen upgrades, which alone can require 6,000‑10,000 KM and 7,000‑15,000 KM respectively. Higher material prices, labor shortages and strong demand are driving the cost surge, leading many owners to refurbish existing apartments rather than buy new ones, further highlighting the country's housing‑affordability challenges.
