Brazil accelerates real‑estate deals with registry digitisation and cuts public deed rule
Brazil’s property market is gaining speed as the nationwide Cadastro Imobiliário Brasileiro (CIB) unifies land‑registry data and drives the digitalisation of real‑estate registries. The new system, likened to a “CPF of properties”, shortens transaction times from months to a few weeks, lowers due‑diligence costs, and improves legal certainty for investors, including firms such as Vanguard.
In a related reform, the Conselho Nacional de Justiça (CNJ) has removed the requirement for a public deed to formalise fiduciary‑alienation clauses in non‑SFI/SFH mortgage contracts. The change eliminates a costly notarisation step while keeping the need to register the contract in the land‑registry, aiming to reduce credit‑operation expenses and boost market liquidity.
Both measures are expected to streamline capital flow, cut administrative burdens, and increase transparency in Brazil’s real‑estate sector.
