Brazil expands Minha Casa, Minha Vida housing program limits
The Federal Savings Bank (FGTS) council approved raising income thresholds for the Minha Casa, Minha Vida program, allowing families with monthly incomes up to R$3,200 (Faixa 1), R$5,000 (Faixa 2), R$9,600 (Faixa 3) and R$13,000 (Faixa 4). It also increased the maximum financed property values for higher brackets, from R$350,000 to R$400,000 in Faixa 3 and from R$500,000 to R$600,000 in Faixa 4, while lower brackets remain at R$210‑275 k. The changes await publication in the Official Gazette before taking effect.
The Brazilian Association of Real Estate Developers (Abrainc) has submitted a proposal to further broaden the program, raising the income ceiling to R$21,000 and allowing financing of homes up to R$1.2 million. The plan includes tiered interest rates for the new top tier (8.66%‑10% per year) and lower rates for Faixa 3, aiming to add up to 70,000 additional units by 2026. The proposal is under government review.
