Brazilian real estate markets show significant growth in Rio, Fortaleza, and Vitória
Real estate markets in several Brazilian regions are showing significant activity through August 2026. In Rio de Janeiro, property transactions reached nearly R$ 50 billion in the first eight months of the year, marking a 12% increase compared to the same period in 2025. This growth was driven by property appreciation, with the ITBI tax collection hitting a record R$ 997.5 million. The average price per square meter in the city rose to R$ 13,422, with two-bedroom apartments seeing the highest real value increase.
In Fortaleza and its metropolitan area, total sales (VGV) exceeded R$ 5 billion between January and August 2026, a 28% increase over the previous year. This growth is largely attributed to higher average ticket prices in high-end segments, particularly along Avenida Beira Mar, where the average price per square meter for new launches reached R$ 24,900 in August.
In the Grande Vitória region, the market remains strong with 74.9% of the nearly 19,500 residential and commercial units currently in production already sold. However, developers are becoming more cautious; only 55% of large developers surveyed intend to expand their launches in 2026, down from 75% in the previous survey, suggesting a shift toward more strategic investment planning.
