Brazil residential rental prices rise nearly double the inflation rate
Residential rental prices in Brazil rose 7.11% between January and September, nearly doubling the official IPCA inflation rate of 3.95% for the same period. According to the FipeZAP Index, the 12-month increase reached 9.13%, significantly outpacing both the IPCA and the IGP-M.
São Paulo remains the most expensive capital for residential rentals, averaging R$ 65.18 per square meter. Within the city, neighborhoods such as Pinheiros and Itaim Bibi report the highest costs. On a broader scale, Barueri (SP) holds the top position among all surveyed cities with an average of R$ 72 per square meter. Other high-cost capitals include Recife and Belém.
Economists suggest that the combination of rising rents and restrictive mortgage financing may continue to pressure the rental market. While the pace of increases showed some moderation in September compared to previous months, 31 of the 36 monitored cities still recorded price appreciation.
