Brazil residential rents climb 5.2% in first half of 2026
Residential rent prices in Brazil rose 5.24% in the first half of 2026, outpacing the official inflation rate (IPCA 3.36%) and the IGP‑M (3.27%). Over the past 12 months, rents have increased by 9%, roughly double the inflation figure of 4.64%.
The surge reflects a persistent imbalance between demand and supply, worsened by high mortgage rates and tighter financing conditions. In June, rents grew 0.81% month‑on‑month, still five times the monthly inflation rate of 0.16%. The shortage of rental units is most acute in major urban centres.
City‑level data show Aracaju leading with a 16.82% rise, followed by Manaus (11.14%), Campo Grande (10.77%), Fortaleza (9.45%) and Rio de Janeiro (8.27%). São Paulo recorded a 3.65% increase, below the national average. The average rent price across 36 cities reached R$ 53.79 per square metre, with Barueri (São Paulo state) the most expensive at R$ 72.24/m².
For investors, the average annual return on residential rentals was 6.13%, lower than returns on traditional fixed‑income assets. One‑bedroom apartments offered the highest yield (6.77% per year), while larger units (four or more rooms) yielded only 4.85% annually.
