Brazil sees sharp rise in vacation and city rental prices

A recent survey by the São Paulo Regional Council of Real Estate Brokers shows that seasonal vacation rentals on the state’s coast have surged dramatically for the July high‑season. In Santos, Guarujá and São Vicente, two‑bedroom apartments rose from R$480 to R$1,280 per night – a 166% increase over the same period last year. Smaller apartments and three‑bedroom units also posted sizable hikes, while some larger homes even fell in price. The study notes cheaper options further south on the coast, where certain rentals declined by up to 20%.

Separately, data from the FipeZAP residential lease index ranks São Paulo as the most expensive capital city in Brazil, followed by Florianópolis, Curitiba, Recife and Belo Horizonte. Analysts attribute the broader rent surge to limited housing supply, a rebound in demand after the pandemic, and stronger buying activity that reduces rental inventories. Higher rents strain household budgets, pushing many renters to seek more affordable neighborhoods or shared accommodation.
