Brazilian capital markets see shift toward real estate and credit funds
The Brazilian capital market is experiencing a shift in investor preference as corporate and incentivized debentures face a decline. According to data from Anbima, issuances of incentivized debentures fell 30.1% between January and September, dropping from R$ 113.8 billion in the previous year to R$ 79.5 billion. Traditional corporate debentures also saw a 21% decrease, falling to R$ 136.1 billion.
This downturn in the debenture market was partly triggered by concerns following Raízen’s request for extrajudicial recovery, which led to infrastructure fund withdrawals and increased risk premiums. In response, real estate funds, Fiagros, and Receivables Investment Funds (FIDCs) have gained prominence. Additionally, securitization debentures grew by 40.1%, reaching R$ 45.6 billion.
Market analysts suggest that while the debenture market undergoes adjustment, specialized investors are finding opportunities in structured real estate credit. Firms like Paramis Capital note that current market conditions offer higher returns and less competition for capital, despite challenges such as high interest rates and defaults stemming from previous cycles.
