Brazil e-commerce trends show luxury growth and logistics shift

Brazil's luxury e-commerce sector generated R$ 4.12 billion between January and August 2026, representing a 2.1% increase compared to the same period last year. According to data from Confi and Neotrust, while the number of orders saw a slight decrease of 0.3%, the average ticket rose by 2.4% to R$ 663.29. This growth is driven by consumers purchasing more items per order—averaging 2.19 items compared to 2.05 previously—even as the average price per item fell by 4.1%.

Simultaneously, the expansion of e-commerce is driving a shift in logistics real estate in São Paulo. Due to land scarcity and rising rents in the metropolitan area (the 'radius 1' zone), investment is moving toward the interior, specifically in 'radius 2 and 3' areas such as Jundiaí, Campinas, and Sorocaba. Vacancy rates in these secondary zones have dropped to a historic low of 2.8%. Major projects, such as a 460,000 square meter development by BTS Properties near Viracopos Airport, are already seeing interest from companies like Mercado Livre.
