Recent real estate and urban livability reports highlight key trends in Brazilian metropolitan areas. According to the FipeZAP Index for July 2026, Umarizal is the most expensive neighborhood in Belém, with prices ranging between R$ 11,001 and R$ 13,000 per square meter. The report notes that high-value areas are often concentrated near coastlines or service hubs, with the Southeast region seeing prices exceeding R$ 15,000 per square meter, led by Leblon in Rio de Janeiro.
In a separate assessment of urban practicality in Rio de Janeiro, the Catete neighborhood ranked first among 152 surveyed areas. The ranking, based on 14 criteria including transport, health, and commerce, gave Catete a score of 8.25. While Ipanema scored higher in walkability, Catete outperformed it in public transportation and health services. Other top-ranking neighborhoods in Rio included Ipanema, Copacabana, Leblon, and the city center.
