Brazilian real estate sees rise in second homes and condo fees
The Brazilian real estate market is seeing a significant shift in consumer behavior and costs. According to a study by the Câmara Brasileira da Indústria da Construção (CBIC), interest in residential properties intended for leisure as second homes has more than doubled in three months, rising from 6% to 13%. These properties are increasingly viewed as investment opportunities, with 12% of respondents citing rental income as a primary motivation.
Simultaneously, the cost of living in residential complexes is rising. Data from the uCondo Condominium Census 2025/2026 indicates that condominium fees in Brazil have seen a 25% inflation rate between 2022 and 2025, outstripping the average IPCA inflation. These fees, which can reach up to 40% of a monthly rent value, are driven by higher operational costs, labor shortages, and the inclusion of extensive leisure amenities in new developments. Other contributing factors to rising costs include elevator maintenance and the installation of electric vehicle charging infrastructure.
