Brazilian real estate and construction sectors react to interest rate shifts
The Brazilian real estate and construction sectors are reacting to shifting interest rate expectations and market consolidation. Analysts at BTG Pactual have issued a warning regarding shopping center real estate investment funds (FIIs), noting that dividend yields exceeding 10% may be inflated by non-recurring revenues rather than structural cash flow. They suggest caution as consumer spending shows signs of slowing due to high interest rates and restrictive credit.
In contrast, JPMorgan maintains an optimistic outlook for shopping center stocks, projecting potential gains of up to 27% for companies like Multiplan, Iguatemi, and Allos, driven by a reduction in the cost of capital and falling interest rates. Similarly, the construction sector has seen a surge in stock prices for companies such as MRV, Tenda, and Cury, fueled by falling future interest rates and positive operational previews.
Broader trends in the FII market include a movement toward consolidation, where funds merge to achieve greater scale and liquidity. Experts suggest that larger funds are increasingly favored by the market to allow investors to enter and exit positions without significant price impact. Additionally, some analysts recommend increasing exposure to 'brick' funds (physical property) over 'paper' funds (receivables) to capitalize on the anticipated interest rate cycle shift.
