Brazil's real estate market expands with first São Paulo project by Pará firms and record mortgage origination by Loft
Leal Moreira and MMI Incorporações delivered the LM Urban Flex Bela Cintra, their first development in São Paulo. The project, located on Rua Bela Cintra near Avenida Paulista, includes studios, duplexes, apartments and garden units, and features integrated rental management. Architect Ricardo Wanderley designed the building and the companies highlighted the venture as a bold step that brings Pará‑based experience to Brazil's largest real‑estate market. Igor Moreira, representative of MMI Incorporações, said the project reflects a daring approach to meet investors and new living patterns in the capital.
Meanwhile, online property platform Loft has become a major conduit for mortgage financing. From January to July 2026 the company originated R$5.8 billion in loans through partner banks, a 16% increase over the same period last year, with July alone reaching a record R$1 billion. Loft compares rates from Caixa, Santander, Bradesco, Itaú and Inter, and uses artificial‑intelligence tools to automate application processing, raising approval rates and improving user experience. Vice‑president of Credit Lígia Gutierrez linked the growth to lower Selic rates and technological investments, forecasting continued expansion of credit origination in Brazil's housing market.
