Brazil's rental market fuels growth of rent‑advance financing

The Brazilian rental market has expanded sharply, rising from 12.2 million rented homes in 2016 to an estimated 18.9 million in 2025 – a 54 % increase that now represents about 23.8 % of households. The surge in lease contracts has created demand for financial products that give landlords immediate cash flow.

Rent‑advance services let property owners receive a lump‑sum payment equivalent to future rental income. Companies such as Alugou Quitou analyse the lease, approve the operation, and disburse the funds – often within three business days – in exchange for a fee. The landlord then repays the provider through regular rent payments, identical to what they receive from the tenant, so the tenant’s experience is unchanged. The advance can cover up to 30 months of rent and may be used for renovations, investments or other needs, providing liquidity without selling the property.
