British Columbia mountain real estate markets show varied fall trends
Real estate markets in British Columbia’s mountain regions are showing varied trends heading into the fall season. While province-wide home sales fell 6.7% year over year in July and average residential prices declined 1.3%, several mountain areas are experiencing different conditions.
Whistler continues to face limited supply. According to the Whistler Real Estate Company, sales in the first half of the year were down 7% compared to 2025, and listing inventory also decreased by 7%. Notably, chalet inventory saw a sharper decline of 17%. Despite lower sales, there has been an increase in prospective-buyer inquiries and property tours.
Big White reported its strongest second quarter since 2022, with 19 sales recorded. The average sale price in the area rose 14.8% year over year to approximately $732,000, a trend driven largely by the specific types of properties sold. Townhouses were the most active segment, while condominium sales fell 30%.
In contrast to the provincial decline, the Kootenay and Boundary region saw stronger activity, with July sales increasing 2.6% year over year.
