Brittany real estate shows regional divergence in sales and prices
The real estate market in Brittany shows significant regional divergence according to data from the Chambre des notaires de l’Ouest. While overall transactions in historical Brittany fell by 16.3% in the second quarter of 2026 compared to the previous year, Ille-et-Vilaine has demonstrated more resilience.
In Ille-et-Vilaine, transaction volumes for apartments and houses have decreased, but property prices continue to rise. Median prices for old apartments reached 3,440 euros per square meter, a 2.4% annual increase, while new builds rose to 4,670 euros per square meter. Building land sales were a notable exception, seeing a 9.1% increase.
In contrast, Côtes d'Armor has experienced a sharp decline in transaction volumes. Second-quarter sales for old apartments dropped by 39.1% and houses by 30.8% compared to the same period in 2025. Despite this volume collapse, property prices in the department have generally increased over the last year, with old apartments rising by 5.4% and houses by 1.7%. Prices vary significantly by location, with median house prices in the Emeraude coast reaching 320,000 euros, compared to 97,000 euros in the Rostrenen sector.
