The real‑estate market in Bosnia‑Herzegovina’s Brčko district remains highly active, with strong demand for new‑build apartments and prime‑location properties. Prices for newly built flats range from 2,200 KM to 3,700 KM per square metre, while top‑quality units in central areas reach 3,200‑3,700 KM. Older apartments sell for 1,300‑2,500 KM, and renovated units on good sites can fetch higher rates.

Houses vary by size and condition, with older homes priced between 120,000 KM and 180,000 KM and move‑in ready family homes at 180,000‑300,000 KM. Luxury estates with large plots, pools and extra amenities may exceed 700,000 KM. Garage prices are 25,000‑40,000 KM and parking spaces average around 15,000 KM. Interest is also growing for construction parcels in suburban and rural zones, especially for rental‑purpose developments. Experts note that a pending VAT‑rebate on first‑home purchases could further stimulate demand, particularly among young families.
