Brookfield acquires eight Brazilian logistics parks for R$ 1.4 billion
Canadian firm Brookfield has confirmed the acquisition of eight logistics parks from Marq Logistics, owned by Ares real estate funds, for approximately R$ 1.4 billion. The transaction expands Brookfield’s logistics portfolio in Brazil by about 55% and marks the company’s entry into the Rio de Janeiro logistics sector.
The acquired portfolio includes four properties in the state of São Paulo (Imigrantes, Vinhedo, Dutra I, and Dutra II) and four in the state of Rio de Janeiro (Itatiaia, Pavuna, Campo Grande, and Irajá). These assets represent approximately 560,000 square meters of leasable area, with an additional 128,000 square meters of construction potential in Rio.
Most of the assets are classified as Class A warehouses with roughly 80% occupancy. For Marq, the sale is intended to generate cash for new projects and pay dividends to investors. Roberto Perroni, president of Brookfield in Brazil, noted that the scale of the investment demonstrates the firm's ability to mobilize capital for large-scale acquisitions in Brazil at a time when few foreign investors are pursuing similar deals.
