Bucharest leads Romanian cities with 6.2% gross yield on two‑room apartments
An analysis by the Storia real‑estate platform shows that investing in a two‑room apartment in Bucharest currently delivers the highest gross annual yield among nine Romanian cities, at 6.2%. The same study reports a gross yield of 3.9% in Cluj‑Napoca, where the average price per square metre is about 50 % higher.
For a typical 52 m² unit priced at €2,201 per m² (approximately €114,500), the average monthly rent in Bucharest in June 2026 was €593, translating to the 6.2 % gross yield. After the statutory 10 % tax and a 20 % flat expense allowance, the net rent is about €546 per month, and owners also pay an annual CASS contribution of 2,430 lei.
Cătălina Ciorei, Senior Marketing Manager at Storia & OLX Real Estate, explained that Bucharest’s lead is driven by lower purchase prices than cities such as Cluj‑Napoca or Brașov and higher rents, aided by strong demand from students and multinational employees.
