Bucharest surpasses Cluj-Napoca as Romania's most expensive real estate market
Data from the second quarter of 2026 reveals significant fragmentation in the Romanian real estate market, with Bucharest overtaking Cluj-Napoca as the location of the country's most expensive residential areas.
In Bucharest, three neighborhoods—Primăverii, Kiseleff, and Aviatorilor—recorded average prices exceeding 5,500 euro per usable square meter. Primăverii leads with 5,638 euro/mp, followed closely by Kiseleff at 5,632 euro/mp and Aviatorilor at 5,541 euro/mp. This creates a massive disparity within the capital; for instance, a 70-square-meter apartment in Primăverii costs nearly 395,000 euro, while the same size in Ferentari costs approximately 97,000 euro, a difference of nearly 300,000 euro.
While Cluj-Napoca remains a high-priced hub with an average of 3,298 euro/mp, several zones in Bucharest are significantly more expensive than the center of Cluj. Real estate expert Daniel Crainic noted that the market has ceased to function as a unified economic mechanism, as regional accessibility becomes increasingly fragmented.
Nationwide, property prices in major Romanian cities rose by an average of 6% year-on-year as of July 2026, though some Transylvanian cities like Sibiu and Timișoara saw faster annual growth rates.
