Bucheon Daejang-an Dongne redevelopment accelerates via zoning upgrade
The Gyeonggi Provincial Urban Planning Committee has conditionally approved a plan to upgrade the land use zoning for the Daejang-an Dongne area in Bucheon. This decision marks the first application of revised ‘Urban and County Management Plan Establishment Guidelines’ issued in June, which allow for zoning upgrades once adjacent public housing districts have commenced construction, rather than waiting for their full completion.
Previously, the redevelopment of the 293,172-square-meter site was stalled due to restrictions on building scales and the requirement to wait until the adjacent Bucheon Daejang Public Housing District was completed in December 2029. The new guidelines are expected to accelerate the project timeline by more than three years.
Currently home to 158 households, the redevelopment project aims to transform the area into a residential zone for 1,595 households, including 310 single-family homes and 1,285 multi-family units, with a planned population of 3,462. The project will be implemented using the ‘land substitution method’ (hwanji), with the Korea Land and Housing Corporation (LH) participating as the developer. The goal is to begin construction in 2028 and complete the project between 2030 and 2031.
