Buenos Aires building pools face closure due to lifeguard mandates
Residential buildings in the province of Buenos Aires may close their swimming pools for the upcoming summer season due to new enforcement of laws requiring professional lifeguards.
Property administrator David Cabarcos warned that the obligation to hire lifeguards for a minimum of five months, combined with standard labor requirements of six-hour shifts, could significantly increase building maintenance fees (expensas). This financial burden may lead to conflicts between owners and tenants, with some investors fearing that rising costs will make rental units less competitive in the real estate market.
The regulation, linked to the Civil and Commercial Code in effect since 2015, applies to building pools but excludes private residences. Many building administrations are reportedly choosing to close their pools rather than absorb the high costs of hiring multiple lifeguards and pool attendants.
