Buenos Aires office market sees growth as Abasto Shopping expands

The premium office market in Buenos Aires recorded its second consecutive period of positive net absorption in the third quarter of 2026. According to Colliers Argentina, the market absorbed 11,180 square meters of surface area despite the addition of 36,550 square meters of new supply in the Northern Greater Buenos Aires area. This influx of new inventory increased the total market inventory to 2,052,320 square meters and raised the vacancy rate from 13.97% to 14.95%.

Simultaneously, the Abasto Shopping complex has received approval for a physical expansion. The project involves adding 169.57 square meters on the third floor of the Lavalle wing to create administrative offices. The work will take place in a double-height covered void near the cinema and gym areas, which has been identified as having no heritage value. This expansion will bring the total declared surface area of the property to 118,302.87 square meters. The project complies with urban regulations for protected buildings, as the structure is part of the Mercado de Abasto Heritage Protection Area.
