Buenos Aires rental prices rise below inflation rate
Rental prices in the City of Buenos Aires (CABA) are increasing at a rate below inflation. In 2026, rental prices have accumulated a 17.5% increase, which is lower than the 19.2% inflation rate, resulting in a real decrease of 1.7%.
According to data from Zonaprop and Argenprop, the supply of available properties has surged following the repeal of previous rental regulations in December 2023. The current volume of supply is 3.4 times higher than the historical minimum recorded in February 2023.
Average monthly costs vary significantly by property type and neighborhood. A two-room apartment averaged $873,668 in July, while three-room apartments exceeded $1,156,992 in June. Puerto Madero remains the most expensive neighborhood, with three-room apartments averaging $2,250,000, whereas Villa Lugano is among the most affordable options.
