Buenos Aires rental profitability reaches 5.7% average

In the Buenos Aires real estate market, rental profitability for traditional apartment leases reached an average annual gross rent of 5.7% as of September 2026. According to a report by the real estate platform Zonaprop, it now takes approximately 17.6 years of rent to recover the initial investment, representing a 12.5% decrease in the time required compared to the previous year.

Profitability varies significantly by neighborhood. Areas where property sale values remain relatively low offer higher returns for investors. For example, Lugano shows an annual gross rent exceeding 9%, while Parque Patricios sits at 7.7%. These neighborhoods are noted for having lower purchase costs per square meter while maintaining steady rental demand, contrasting with premium areas like Puerto Madero, Palermo, and Núñez.
