Buenos Aires Rental Yields Hit 25‑Year High, Sparking Real Estate Investment Surge

In June 2026 the gross annual return on residential rentals in Buenos Aires rose to 5.89%, the strongest level in almost a quarter of a century. The rise was driven by a sharp increase in rents while sale prices remained below historic peaks, shortening the pay‑back period for investors to about 17 years, down from the previous estimate. After accounting for taxes, maintenance and vacancies the net yield is still close to 5% per year, a substantial improvement over the 1.8% recorded in 2020. Compared with other South‑American capitals, Buenos Aires now approaches the yields of Asunción (6.2‑7.4%) and exceeds those of Santiago (≈5.0%).

At the same time, Argentine investors are weighing whether to allocate capital to tokenized real‑estate assets (RWA) using stablecoins or to traditional pension‑fund real‑estate schemes. The market is seeing the introduction of green loans that can raise the rental value of tokenized properties by up to 15%, while fiscal engineering around monotributo and corporate structures seeks to optimise net returns. The combination of higher yields, financial deregulation and sustainability incentives is revitalising Buenos Aires real‑estate as an attractive asset class.
