Building renovation costs and regulatory requirements rise in Germany and Austria

In Germany, high numbers of residential buildings require renovation, as approximately 70 percent of the housing stock was built before 1979. Homeowners planning renovations in 2026 face varying costs depending on building age and materials. For example, a full renovation of a 150-square-meter house from the 1960s can cost between 120,000 and 180,000 euros. Specific measures like attic insulation or heat pump installations have distinct price ranges, and subsidies are available through KfW and BAFA via the Federal Funding for Efficient Buildings (BEG).

In Vienna, Austria, owners of buildings constructed before 1919 must establish a building registry (Bauwerksbuch) by the end of 2027 to document structural conditions and maintenance needs. This requirement aims to identify health hazards and ensure long-term building safety. However, expert Johann Kaiser warns of potential bottlenecks due to rising demand, suggesting that up to 10,000 buildings might miss the deadline, potentially leading to administrative fines totaling between 25 and 30 million euros.
