Cagliari real estate market records surge in sales and price growth in 2025
In 2025 the province of Cagliari accounted for 7,859 residential transactions, representing 41.8% of all Sardinian sales and a 7.4% year‑on‑year increase. The city itself recorded 1,922 deals. Average prices rose to €1,928 per square metre in the urban core and €2,817 per square metre in the Poetto neighbourhood, with premium districts such as Monte Urpinu, Bonaria, Genneruxi and Quartiere del Sole reaching up to €4,000 per square metre.
Industry leaders attribute the price rise to a tightening supply of apartments, especially the 70‑110 sqm units most sought by first‑time buyers and families. Demand is driven by young couples, families seeking additional homes, and foreign purchasers expanding beyond coastal areas. Despite the shortage, agents remain optimistic, with a FIMAA survey indicating that over 61% expect market stability into the second half of 2026. Rental availability, however, continues to lag behind demand.
