Calgary housing market sees rise in sales below asking price
The Greater Calgary Area housing market experienced a softening in July 2026, with a significant majority of homes selling below their asking prices. According to a report from HouseSigma, 83.5% of sales closed below the asking price in July, an increase from 80.3% in June. The median sale price for the area was $573,500, representing a 4.4% decrease from June and a 1.1% decline compared to July 2025.
Price declines were observed across all property types. The average price for single-family detached homes was $690,000, down 4.1% from June. Median prices for attached homes and condos fell to $463,000 and $290,000, respectively. Condo sellers have faced the most significant value losses over the past year.
Data from the digital real estate platform Wahi highlighted extreme price variations across Calgary neighbourhoods. Altadore recorded the highest median sold price at $1,259,500, followed by West Hillhurst and Springbank Hill, both exceeding $1.2 million. Conversely, Bankview was the least expensive neighbourhood with a median sold price of $219,300.
