Camden Property Trust Posts Strong Q2 Earnings, Sells California Portfolio

Camden Property Trust reported second‑quarter 2026 Core FFO of $1.68 per share, topping the midpoint of its guidance by $0.01. Occupancy rose to an average of 95.7% in the quarter, reaching 95.8% in July, and the company reaffirmed its full‑year Core FFO guidance midpoint of $6.75 per share.

The REIT completed the sale of 11 California apartment communities for $1.625 billion, generating a trailing‑12‑month FFO yield of 5.6%. Proceeds are being redeployed into newer Sun Belt properties, land purchases, debt reduction and share repurchases, with about $200 million of acquisition targets still to be identified.
