Canadian cities approve mixed-use housing towers despite parking concerns

In Salmon Arm, British Columbia, developer 1347448 BC Ltd. (c/o Sundeep Dhaliwal) applied for a development permit for a six‑storey mixed‑use building called Shoreview Place on a combined 0.75‑hectare lot adjacent to the Piccadilly Mall. The plan includes 100 rental units, about 500 m² of retail space, indoor and outdoor amenities, and seeks a parking variance that would reduce the required off‑street stalls from 159 to 136. The application is subject to a traffic‑impact analysis, flood‑plain geotechnical report and other covenants.

In Winnipeg, Manitoba, the University of Winnipeg Community Renewal Corp. is moving forward with a 10‑storey, 131‑unit mixed‑use tower on the former gas‑station site at 425 Osborne Street. The project provides 39 affordable units, office space for the nearby transit garage, and a two‑level parkade for residents and transit employees. Although some neighbourhood residents raised concerns about increased traffic and limited egress, the city’s appeal committee approved the development to proceed.
