Capital Value International Group expands property development into Sydney

Chandra Leonardi, CEO of Capital Value International Group (CVIG), is expanding property development operations into Sydney, Australia, citing high demand and strong market fundamentals. Leonardi noted that Sydney’s status as a global city attracts diverse investors and residents, creating a low-risk environment due to consistent demand.

Despite the opportunities, Leonardi highlighted significant challenges, including complex and strict local permitting processes. A recent project in Roselands, involving the construction of seven townhouses on a 2,000-square-meter site, required approximately 18 to 24 months for development application approval. The company is focusing on landed housing rather than high-rise buildings to ensure faster construction timelines.

The move comes amid an Australian housing undersupply. While the National Housing Accord aims to build 1.2 million new homes by 2029, rising construction costs and labor shortages persist. Data from the Australian Bureau of Statistics and CoreLogic indicate a robust market, with Sydney maintaining high median house prices and low vacancy rates, currently around 1.3% according to SQM Research.
