Cádiz ranks fifth in Spain for oldest housing stock
Cádiz has been identified as the fifth city in Spain with the oldest housing stock among 151 municipalities with over 50,000 inhabitants and provincial capitals. According to a study by Técnicos en tu Zona based on 2021 INE census data, 75.6% of the city's homes were constructed before 1981.
Cádiz is the only city in the top ten that is not located in the province of Barcelona or the Basque Country. It follows Santa Coloma de Gramenet (87.0%), L’Hospitalet de Llobregat (84.7%), Barcelona (84.1%), and Bilbao (78.1%).
The study notes that buildings constructed before 1981 often lack modern thermal insulation standards and may contain older infrastructure, such as galvanized iron or lead piping. Nationally, the average percentage of housing built before 1981 stands at 50.8%.
