Changhua leads Taiwan non-major city pre-sale housing inventory

In Taiwan's non-major city real estate markets, a significant gap has emerged between housing supply and sales performance. Changhua County currently leads the ten surveyed non-major cities with 1,115 unsold pre-sale units. This high inventory is attributed to rapid construction driven by the expectation of development in the Central Taiwan Science Park (Erlin District) and the Greater Taichung living circle, though actual demand has struggled to keep pace with the rapid increase in supply and ongoing population outflow.

In contrast, Miaoli and Keelung have maintained stronger sales momentum. Miaoli reported a sales rate of 71.2%, supported by the mature technology industry clusters in Zhunan and Toufen and spillover demand from high property prices in Hsinchu. Keelung followed closely with a 70.5% sales rate, benefiting from infrastructure developments like the Keelung MRT and its competitive pricing compared to the Taipei metropolitan area, making it an attractive option for commuters.
