Chatham Lodging Trust Posts Strong Q2 2026 Results Amid Lodging REIT Rally
Chatham Lodging Trust (NYSE: CLDT) reported second‑quarter 2026 results showing RevPAR rose 3% to $158, an all‑time Q2 high, while occupancy slipped to 81% and ADR increased to $195. July RevPAR jumped 26% and the six‑hotel portfolio added 9% RevPAR. Net income to common shareholders doubled to $6 million, and AFFO per diluted share rose 22% to $0.48. Hotel GOP margins improved by 50 basis points to 47% and EBITDA margins rose 220 basis points to 41%.
Analysts note that lodging REITs have rallied 46% year‑to‑date in 2026, but view the surge as a mean‑reversion rally rather than sustainable earnings growth. Concerns include inflationary expense pressures, RevPAR still below 2018 peaks, and a sector shift toward asset‑light brands. Further upside is seen as dependent on stronger occupancy‑driven demand, international inbound recovery, and RevPAR growth outpacing costs.
