Chengdu implements mortgage interest subsidies to support homebuyers
Chengdu has introduced a new mortgage interest subsidy program to ease the financial burden on homebuyers and stabilize the local property market. Under the new guidelines, individuals purchasing a home in Chengdu who apply for a housing provident fund loan and provide a minimum downpayment of 15 percent are eligible for a 20 percent interest subsidy. This subsidy is valid for one year and is capped at CNY 25,000 per applicant.
This move is part of a broader trend across China, where over 20 cities have recently refined or introduced similar mortgage interest subsidy programs to support housing demand. Other cities, including Shanghai, Guangzhou, Nanjing, Dalian, and Suzhou, have implemented various measures such as 'trade-in' subsidies for those selling old homes to buy new ones, or targeted interest subsidies for specific groups like young talents and new citizens.
Experts note that while these subsidies serve as creative macroeconomic tools to bolster consumption and stabilize market expectations, their overall impact may be limited in reversing broader market trends. There are also ongoing discussions regarding the fiscal sustainability of these programs as local governments manage the funding required for widespread implementation.
